ARCHITECTURAL CONTROL GUIDELINES


Plan Approvals
  • Builders must submit plans to ACC for approval prior to start of construction.
  • Plans are to include plot plan, all elevations, square footage, and floor plans. If you want your plans back, they will be made available for one week after approval. Any plans not retrieved will be eliminated.
  • Colors must be submitted for approval prior to application.
  • No Split entry homes

Square Footage Requirements

  • One-story house not be less than 1400 square feet on the ground floor.
  • Two-story, tri-level and single level homes (with a bonus room), shall not have less than 1000 square feet on the main level and 1600 total square feet exclusive of covered porches, entrances, or patios. (Any home that is less than the minimum square footage must compensate with additional upgrades ie., enhanced elevation, and upgraded landscaping, which must have approval from the ACC Committee in writing)
  • Minimum appraised value of $130,000 as of 3/2003.

Minimum Setbacks:

  • Front: 20 Ft.
  • Side: 5 Ft. (one story) and 10 Ft. (two story)
  • Side, corner lot: 20 Ft.
  • Rear lot line: 15 Ft.

Elevation

  • Front elevations must have suitable architectural elements. Brick stone or stucco must wrap around the sides of garages and columns and be generally full height.
  • Minimum two car Garage.
  • Front doors must have a thumb-latch and kick plate.
  • Two Story homes on corner lots must be transitional plans on street side.

Light Pole

  • All homes are required to have a photosensitive pole light installed in the front yard within ten (10 feet of the property line.)

Roofs

  • Architectural Relief Shingles - 25-year minimum.
  • Approved Colors: Antique Black or like color.
  • Minimum 6/12 roof pitches on all single level homes. 5/12 on two story homes for egress only.

Siding

  • Full lap siding may substitute if applicable.
  • No vinyl or metal siding

Landscaping .

  • Front side walks or driveways are encouraged to have curved lines or a stamped pattern at the edge.
  • Landscaping of the front yard and side lots adjacent to the street must be completed within 30 days of substantial completion or occupancy of the home, whichever comes first and is to include sod in the front yard and both sides of the driveway. Back yards must be sodded or seeded within twelve months. The front yard will include a berm or sculptured planting area, three- 2" caliper trees (or evergreens at least 6' tall), five - 5 gallon plants, five - 2 gallon shrubs.
  • Reduced quantities may be substituted for larger size trees (2 1/2"- 3" caliper deciduous or 8' evergreen) and shrubs.

Fences:

  • All fences visible from street to be the picture frame style.
  • Cedar or wrought iron not to exceed six ft. In height.
  • Shall not be built closer than five feet behind the front corner of the house on each side.
  • Shall not extend closer than twenty feet to the front street right of way.
  • Corner lots shall no be built closer than twenty feet to any side street right of way without ACC approval.
  • New material and constructed in a workman like manner.
  • Must comply with Nampa City codes vision triangle.
  • Any other materials or colors must be approved by ACC.

Portable Outhouses and Street Cleaning:

  • There is a $200.00 fee collected at closing to provide portables and street cleaning.

Home Owners Dues:

  • $200 annual dues, $200 one time setup fee collected at closing of lot and $100.00 transfer fee.
